    The Deed Is Done.

    My very first home purchase was a 1 bathroom, 3 floor townhouse, not far from Annapolis, MD. It was all I could afford at the time. It was fine for my family, but for me it absolutely sucked. I had a neighbor who absolutely hated me, I was strangled by ridiculous HOA rules, and it was legally classified as a condominium so it had the worst appreciation rate of any property.

    Finally, after 8 years of pain, the right economic conditions came together to allow me to buy a 3 bedroom/2 bathroom single-floor rancher on a half-acre, with a garage and a big workshed. I have a private beach, boat launch and I can rent a deep water boat slip for dirt cheap. No HOA, no rules other than the normal county ordinances.

    One of the most satisfying feelings that I've ever felt was seeing my Warrior and my DeLorean warm and dry while the rain came pouring down this weekend.  Maybe one day, I'll host a biker-bash like some of you have.

    HOA suck. There like little GOV. I got fined $$$$ for dog poop near my condo once. The poop was not from my dog as it was small and my dog weighs 140lbs. Big poops. I told them I want DNA proof its mine or someone to stand up and say they saw my dog plop it out.

    Reguardless congrats on the new house.

    Congrats on the new "house"! There is just a great feeling that comes with having your own garage! All of the other stuff is nice too, but for a man, the garage is just the icing on the cake.

     Congrats man!   Are you still near Annapolis?  Im not too far from there.   My wife and i didnt have that much dough when we bought our first house so we moved to the armpit of MD.   Dundalk!!!  I call it East Canton, sounds fancier ;)  I wanted a garage and some kind of yard but didnt want to spend 500k on a house!

      I know what you mean about HOA's.  I lived with my father in Pasadena after HS in a townhouse and their HOA were these 3 old ladies that did nothing but walk around the neighborhood looking for violations.  Well, my father was told that his bay window and front entry door needed to be painted.   So.. he had saved the paint codes from when he bought the house, called a painter, gave him the codes, got the job done end of story (so we hoped).   About a week later the HOA sent him an email saying that the door HAS to match the color of the bay window (it dit NOT match when the house was built, the bay window was a light tan, the door a dark red)  Well, my father ignored them and they kept sending letters..   My father then sent them pics of the house when it was still being built (with the red door and tan bay window) and told them to leave him the hell alone!   The letters stopped!  Go figure..

    I am very glad for you. I tell my wife the house is hers, but the garage is mine.

    JFrack- Yeah, I'm still down by Annapolis so we should link up for a ride sometime.

    Many people say that HOA's are a necessary evil if you want your property values to remain high. That's pure, weapons-grade Bolonium. All of the homes in my neighborhood are immaculate. Nice paint, trim yards. Hell, I'm the dirtiest house in the neighborhood due to the fact that mine was an estate sale and it sat empty for 2 years.

    I have to trim the hedges, scrub or powerwash the siding and gutters, rake all the leaves and generally clean up. Otherwise, I'll be the $hitbird of the neighborhood. ;)

    Glad to hear the move is behind you.  Nothing better than your own place, no close neighbors and no HOA.  Are you on a river or the bay?
